The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale. The foreclosure sale through public auction will be held on the front entrance of the Washington County Hall of Justice, 220 North 200 East, St. George, Utah on Thursday, May 28, 2009 at 9:15 a.m.
This sale is being held for the purpose of foreclosing a Deed of Trust originally executed by Arvin Lee Black, II, the Trustor, in favor of First National Bank of Layton, covering real property located in Washington County, Utah, and more particularly described as: Lot Thirty-Five (35), LAST SUN AT GREEN SPRINGS, PHASE 1, a subdivision according to the Official Plat thereof, on file in the Office of the Recorder of Washington County, State of Utah.

The current beneficiary of the Deed of Trust is First National Bank of Layton and the record owner of the property as of the recording of the Notice of Default is Arvin Lee Black, II. The successful bidder must tender to the trustee a $5,000.00 deposit at the sale and the balance of the purchase price by 12:00 noon on Friday, May 29, 2009 in the Trustee's Salt Lake office. Both the deposit and the balance must be in the form of a wire transfer, cashier's check or certified funds payable to Richards, Brandt, Miller Nelson. Cash payments will not be accepted. A trustee's deed will be delivered to the successful bidder within three business days after receipt of the amount bid.
