The property described below will be sold at public auction to the highest bidder. The sale will be held at the main entrance of the Utah County Courthouse, 125 North 100 West, Provo, Utah on August 31, 2010 at 1:00 p.m. The purpose of the sale is the foreclosure of a Deed of Trust (the Trust Deed) granted by MATTHEW J. STERZER and AMY LYNN STERZER, as Trustor, in favor of WASHINGTON FEDERAL SAVINGS, as Beneficiary, and PAUL D. VEASY, an active member of the Utah State Bar, as the Successor Trustee. The Trust Deed was recorded on April 27, 2006 as Entry No. 51371:2006 in the Official Records of the County Recorder of Utah County, State of Utah and covers the real property located at 884 South Creek Side Pass, Alpine, Utah and is more particularly described as:
Lot 2, Plat A Creek Side Pass Subdivision, Alpine, Utah, according to the Official Plat thereof on file and of record in the Office of the Utah County Recorder, Utah. Together with all improvements, easements, rights, appurtenances, rents, royalties, mineral, oil and gas rights and profits, water rights and stock and all fixtures.The undersigned disclaims any liability for any error in the street address.
The Notice of Default for the Trust Deed was recorded on April 19, 2010 as Entry No. 31361:2010 in the Official Records of the County Recorder of Utah County, State of Utah.
The current Beneficiary of the Trust Deed is WASHINGTON FEDERAL SAVINGS and the record owner of the above described property as of the recording of the Notice of Default is MATTHEW J. STERZER and AMY LYNN STERZER.
The purchase price is payable in lawful money of the United States at the time of sale. Bidders must tender to the Trustee the purchase price by 12:00 noon the day following the sale. The payment must be in the form of a cashiers check and Bank Official Checks are not acceptable. A Trustees Deed will be made available to the successful bidder within three business days following receipt of the bid amount. The property is to be sold without any warranties whatsoever, including, but not limited to, warranties of title, possession, condition or encumbrances. For further information about the sale please contact the Trustee. The purpose of this Notice is to collect a debt and any information obtained may be used for that purpose.
