The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the East Main Entrance (Rotunda) of the Scott M. Matheson Salt Lake County Courthouse, 450 South State Street, Salt Lake City,
Utah, on May 8, 2012 at 10:30 AM, for the purpose of foreclosing a Trust Deed dated January 26, 2006 executed by Tonja C Knight and Claude A Knight, as Trustors, in favor of Mortgage Electronic Registration Systems, Inc., as Beneficiary, covering real
property located in Salt Lake County and described as follows:

LOT 9, PARK MEADOWS SUBDIVISION, ACCORDING TO THE OFFICIAL PLAT THEREOF, AS RECORDED IN BOOK T OF PLATS AT PAGE 39 IN THE OFFICE OF THE SALT LAKE COUNTY RECORDER.

Tax Parcel No.: 16-31-232-004

The street address of the property is purported to be 3539 South Park Meadows St, Salt Lake City, UT 84106. The undersigned disclaims any liability for any error in the street address. The current Beneficiary of the trust deed is Deutsche Bank National Trust
Company, as Trustee for the Holders of the First Franklin Mortgage Loan Trust 2006-FF5, Mortgage Pass- Through Certificates, Series 2006-FF5 and the record owners of the property as of the recording of this notice of default are reported to be Tonja C Knight and
Claude A Knight.

Bidders must be prepared to tender to the trustee $10,000.00 at the sale and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier's check, money order(s), or wire transfer; cash and bank official
checks are not acceptable. A trustee's deed will be made available to the successful bidder within three business days following receipt of the bid amount. Receipt of the bid amount being defined as the date tendered funds "clear" the trustee's trust account. The sale
is made without any warranty whatsoever, including but not limited to any warranty as to title, liens, possession, taxes, encumbrances, or condition of the property. The sale is subject to a workout reinstatement, payoff, sale cancellation or postponement, incorrect
bidding instructions, bankruptcy, or any other circumstance of which the trustee is unaware. In the event any of the foregoing apply, the sale will be void and the successful bidder's funds will be returned without any liability to the trustee or beneficiary for interest or
any other damages.
